ALTA/NSPS Survey

Typically performed in association with title companies, lenders, and attorneys, ALTA surveys provide the information required to issue title insurance and, as a result, follow more stringent standards than other surveys. ALTA surveys involve historical research of ownership, easements, covenants, setbacks, boundary line agreements, estates, highway plans, and other documents tied to a particular site.

The result of an ALTA survey is a highly detailed map delineating the relationship of improvements, easements, rights-of-way, zoning lines and setbacks, natural features, entry points, buffers, wetlands, and other matters specified in the ALTA standards. It also describes potential discrepancies between recorded deeds and physical monuments and highlights encroachments, gaps, overlaps, evidence of use by other parties, and other issues that may affect title.
