A boundary survey reveals encroachments, gaps, and overlaps between a property and its neighbors and graphically depicts the location of easements, rights-of-way, and improvements relative to property lines. It also creates a record of other factors such as possible mineral or timber rights or evidence of adverse possession, all of which can negatively impact the usefulness and, more importantly, the value of the property.
