Lee County mega housing development breaks ground

On July 15, the Sanford Area Growth Alliance and Alabama-based Criteria Development broke ground in Lee County for a 630+ acre mega housing development. With a planned build-out of more than 2,000 housing units, it will be the largest residential development in the County’s history.

The development is divided into two main project areas: Galvin’s Ridge and Laurel Oaks.

Galvin’s Ridge is a 1,000-unit community that will feature a mix of single-family homes, townhomes, and apartments. Residents will be served by a variety of amenities, including a clubhouse, public and private greenways, a community pool, a playground, a dog park, a multi-sport court, and a picnic area.

Laurel Oaks is a 625-unit community on 210 acres that will offer a mix of townhomes and single-family detached housing. Residents will enjoy access to a clubhouse, playground, tot lot, and greenway trails.

WithersRavenel is providing comprehensive land development services for both projects, including a Phase I Environmental Site Assessment and natural resources assessment, landscape architecture and monument design, stormwater management, permitting, and a variety of other planning, design, and project management services.

Brock Storrusten, WithersRavenel’s Chief Growth Officer for the Private Sector and Director of Land Development had this to say about the groundbreaking: ”This project is monumental for the Lee County and Sanford region—the first major residential development to further attract businesses and industry to the area, which will have a profound economic impact on the region. Internally, it has been significant in our evolution of workflows and collaborative effort between all WithersRavenel disciplines and multiple managers to share resources to create win–win solutions throughout the development process.”

WithersRavenel is no stranger to large and complex land development projects. Since 2008, the firm has served as the lead designer for public and private projects within Chatham Park, a 7,000+ acre master planned community in Pittsboro, NC. Approved for up to 22,000 residential units and 22 million square feet of non-residential space, Chatham Park is the largest land development project on the East Coast. The project will be completed in numerous phases scheduled through the 2035 planning horizon.
