Accurately Document Property Ownership History and Property Rights
Records research
WithersRavenel begins the survey process by researching digital and paper records. This includes reviewing and compiling historical research of ownership, easements, covenants, setbacks, boundary line agreements, estates, highway plans, and other documents tied to a particular site.
Identification of encroachments, gaps, or overlaps
As part of the records research, highlights encroachments, gaps, overlaps, evidence of use by other parties, and other issues that may affect title. Any potential discrepancies between recorded deeds and physical monuments are flagged for additional investigation.
Mapping to the Current ALTA/NSPS & NCGS Standards
Field crews perform a conventional survey of the property. By combining a traditional survey with historical research and documentation, WithersRavenel produces a highly detailed map delineating the relationship of improvements, easements, rights-of-way, zoning lines and setbacks, natural features, entry points, buffers, wetlands, and other matters specified in the ALTA/NSPS & NCGS standards.
