Hosted at Olde Mecklenburg Brewery, the event featured Rachel Krenz (The Lagniappe Group LLC), Jon Lim (Faison), and Shaun McCutcheon (Zonda), with Tobe Holmes moderating an engaging conversation on capital markets, housing, and mixed-use development.
Charlotte’s Resilient Market
While the U.S. economy faces uncertainty, the panel agreed that Charlotte continues to outperform other regions. With roughly 157 new residents moving to the city each day, steady population growth remains a powerful driver. Still, capital markets are cautious, and many developers are in a “wait and see” mode until conditions stabilize.
Residential and Multifamily Trends
Panelists noted that multifamily supply will continue to deliver into next year, with gradual improvement expected by late 2026. Suburban Class A submarkets are faring better, while northern Charlotte and newly built urban properties are struggling to meet rent expectations. Build-to-rent models have also become more difficult to manage and finance.
Townhomes now make up about 30% of market share, but location remains crucial—successful projects depend on strong connections to employment centers and amenities. “You can’t have a townhome without a town,” one speaker quipped.
Retail and Mixed-Use Challenges
In retail, large national tenants are gravitating toward the South End, while mixed-use developers are struggling to find suitable sites. Older developments are built out, and new projects face hurdles from higher costs and limited financing.
Looking Ahead
Despite short-term challenges, the panelists expressed confidence in Charlotte’s long-term outlook. Job growth, in-migration, and economic diversity continue to make the region one of the strongest markets in the Southeast. The key takeaway: stay patient and prepare for the next cycle of opportunity.
